Really lovely warm welcome on arrival. Room bright and spotlessly clean . Comfy bed . Lovely cups for tea/ coffee and nice complimentary snacks left for us on arrival. We were there for lytham festival and the bus stop was just around the corner , however didn’t run quite to time possibly due to the volume of people for the festival. We didn’t have breakfast as it was a little early for us but I had read the reviews which were very good .

A lovely welcome, everything explained regarding meal times, keys for room and front door, dining room and meal times. Room was no6 on the top floor at the rear. Lovely bright twin room, with all amenities, tea, coffee and toiletries. We both had a great night's sleep, really quiet and undisturbed. Would highly recommend.

Free parking outside the hotel, very close to the beach front and local facilities. Access to a bus route 2 minutes away to take you into Blackpool or Lyhtham.

Lovely B&B, room was clean and was perfect for an overnight stay. Great location for walking around St. Annes. Lovely breakfast and hospitable staff. Would definitely stay again.
